I would add a home office.  This home office would have wood panels - the kind that give you a warm fuzzy feeling while you're working or reading in the middle of a raging snowstorm.  A home office or library actually...

I would remodel kitchen and bathrooms. A fresh coat of paint and new cabinets could make all the difference.

I'd probably add shelving - but not the cheap kind.  Good, sturdy shelves.

I would move the laundry room to create a bigger bathroom.  I don't know if it would all fit into the $20,000, but it would get things started.

Bigger bathroom, that's a good idea, DianaR.  One of the selling points for the place I bought was that the bathroom was huge!  I fell in love with it.  You could actually fit in 2 lounge chairs and a table and books in it.  And I'm not exagerrating!

If it had to be used for a renovation - a cabin addition off the grid.

If it was an open $20,000 land then a cabin. Have plans for a rough framed one for under $5,000. $20k would build a nice one! Then we could get out of the less efficient mobile home that's FREEZING after it rains.

This one is freezing and hard to heat when it rains. It's easier to keep comfortable dry and 30 degrees than it is raining at 55. Must be something about older trailers...it's normally not to bad but there are days! We're trying to get a small woodstove in to help heat it. Wood is much cheaper than gas!

I would invest it in the kitchen as this is where you would get the most bang for your buck
